Can’t say enough to describe our appreciation for the job they did on our water leak in the ceiling. We...
Common calls from rental owners
- Guests report a clog, a running toilet or no hot water
- The water bill jumps at a home that was empty
- A sewer smell after the home has sat unused
- Water heater or supply connectors are getting old
- You don't know where the main shutoff is, or if it still works
- The same drain keeps backing up after every busy stretch
What makes rentals different
Long empty stretches followed by heavy use are hard on plumbing. A small leak can run for weeks, traps can dry out, and guests put things down drains that owners wouldn't. A quick check before your busy season can catch aging connectors and shutoffs. You'll get the price before we start.
What we do
- Drain clearing and sewer camera inspection
- Leak detection and repair
- Water heater repair and replacement
- Toilet, faucet and supply line replacement
- Pre-season checks of stops, connectors, water heater and shutoff
- Certificate of insurance and W-9 for property managers
We work in Pismo Beach, Shell Beach, Avila Beach, Morro Bay, Cayucos and Cambria. Larger portfolios can also see our commercial plumbing page.
Common questions
+ Can you work around my guest calendar?
Tell us when the home is open and when the next guests arrive. We'll tell you honestly whether the work fits, and whether a temporary fix makes sense until your next opening.
+ Do I need to be there?
Tell us who can meet us or how we can get in when you book. You get the price before any work starts.
+ Why does an empty home smell like sewer?
Water in a drain trap can evaporate when a fixture isn't used, which lets sewer gas through. Running water at each fixture often solves it. If the smell stays, call us.
+ What should I do before leaving a home empty?
Know where the main shutoff is and confirm it works. Many owners shut the water off during long absences. Ask us what makes sense if you have irrigation, a water heater or a backflow device that needs water.
+ Do you work with property management companies?
Yes. We can provide a certificate of insurance and W-9.
+ Which towns do you cover?
All of San Luis Obispo County and Santa Maria, from our shop in Grover Beach. Pismo Beach, Shell Beach and Avila Beach are close by. Cayucos and Cambria are longer drives, so we give you a real day up front.
