Slab Leak Repair: Central Coast

A slab leak is a leak in a water line running under your home's concrete foundation. Many Central Coast homes built in the 1960s through 1980s have copper lines poured right into the slab. Decades of pressure, hard water and pipes rubbing against concrete wear pinholes in them. We find the leak, show you where it is, and lay out the repair options before anything gets cut.

What We Do Here

Signs you have a slab leak

  • Water bill jumps with no change in use
  • The sound of running water when everything is off
  • A warm spot on the floor (hot-water line)
  • Damp or cracked flooring, or carpet that stays wet
  • The water meter's leak indicator spins with every fixture off

How we find it

We confirm the leak at the meter, isolate the hot or cold side, then pinpoint it with acoustic and thermal equipment, so the repair opens up one small spot instead of a whole room. See leak detection.

Three ways to fix it

Spot repair.

Open the slab at the leak and repair that section. Best for a single leak in otherwise sound pipe.

Reroute.

Abandon the line under the slab and run a new one through the attic or walls. Usually the better long-term fix when the pipe is aging, because it takes that line out from under the slab for good.

Repipe.

When there's more than one leak, or the pipe is failing everywhere, replace the system.

We tell you which option fits and why before we start. Insurance often covers access and resulting damage, but not the pipe itself, so we document what we find with photos for your claim.

FAQ

Common questions

+ Do you have to jackhammer my floor?

Not always. A reroute often avoids opening the slab at all.

+ Is a slab leak an emergency?

A hot-water slab leak, or one that's soaking flooring, should be handled quickly. Shut the water heater's cold supply or the main and call (805) 788-8444.

+ Will homeowners insurance pay?

Policies vary. Many cover finding the leak and repairing the resulting damage, but not replacing the pipe. We provide photos and notes for your claim.

Eddie was able to squeeze me into his schedule fast to help me with a bathroom remodel that I had already started demo on before I called him. When he showed up, he saw my old type M copper coming up from under the slab and advised me to replace that before it failed like half of my neighbors. He re-piped the house and the new bathroom within a couple days. Very clean and professional, highly recommend Eddie and Modern Perspective.

The team at Modern Perspective Plumbing are top of the line. Excellent quality work and even better human beings. Our old water heater was leaking and needed to be replaced. MPP visited same day to check out the situation. Eddie replaced it the very next morning after I finished water damage remediation. They've earned our future business and recommendation. Give 'em a call; they'll take care of you.
