What We Bid

We bid plumbing as a subcontractor on new construction, ground-up commercial, tenant improvements, multifamily, and public works across San Luis Obispo and northern Santa Barbara Counties. If your project is inside that footprint and the plumbing scope is defined on drawings, we can price it.

Ground-up commercial

Underground and above-ground rough-in, domestic water, sanitary and storm waste, gas distribution, roof drains, and fixture set-out for retail, office, hospitality, and light industrial shells.

Tenant improvements

Restroom builds and remodels, break rooms, restaurant and food service rough-in with grease waste, ADA fixture compliance, and re-routing existing utilities around new demising walls.

Multifamily & tract

Repeatable unit plumbing, manifold and PEX layouts, riser and stack coordination, water heater or central boiler tie-ins, and phased delivery across buildings.

Custom single-family

Underslab rough, top-out, gas piping for cooktops, fire pits and generators, tankless and recirculation systems, and high-end fixture trim-out where finish quality is scrutinized.

Public works

Schools, municipal facilities, and agency projects under DIR #2000010117 with certified payroll, prevailing wage rates, and apprenticeship compliance built into the number.

Medical gas

Medical gas piping, brazing, and certification-ready installation for dental, surgical, and clinical build-outs — a scope most Central Coast plumbing subs cannot self-perform.

What to Send With Your Invitation

The more of this we have up front, the tighter the number and the fewer clarifications come back at you. Nothing here is a hard requirement — send what you have and we will ask for the rest.

  • Plan set (architectural, plumbing, and civil if the site work is ours) — PDF is fine
  • Bid due date and time, plus who the number goes to
  • Any issued addenda, RFI responses, or plan revisions to date
  • Specification sections covering plumbing, fixtures, and equipment
  • Fixture schedule or an allowance if selections are not locked yet
  • Whether the project is prevailing wage / DIR-reportable
  • Scheduled start and rough duration, plus known phasing constraints
  • Insurance, bonding, and prequalification requirements you need us to meet

How Our Bid Process Works

    Acknowledgement within one business day

    You get a reply from a person confirming we received the invitation, whether we are bidding, and who your point of contact is. If we are not the right fit for the scope, we tell you immediately rather than going quiet and leaving a hole in your bid sheet.

  2. 2

    Takeoff and scope review

    Our estimating team does the takeoff, reads the specs, and flags anything ambiguous. Questions come to you as a short consolidated list, not a trickle of one-line emails through the week.

  3. 3

    Number submitted by your deadline

    The bid arrives before the time you set, with inclusions and exclusions written out plainly so you are not guessing whether trenching, fixtures, or gas is in or out. Alternates and unit prices are broken out separately when you ask for them.

  4. 4

    Post-award coordination

    If you award us the work, we schedule a coordination call before mobilization to align on submittals, long-lead equipment, inspection sequencing, and how our rough-in fits your framing and concrete dates.

Estimator Questions

How Fast Will You Respond to a Bid Invitation?

You get an acknowledgement from a person within one business day telling you whether we are bidding and who owns the estimate. The completed number is submitted by the deadline you set. If we cannot bid the job, you hear that immediately rather than at deadline.

The reason we commit to the acknowledgement separately from the bid is that a silent sub is worse than a declining one — a hole in your bid sheet discovered the afternoon of the deadline costs you far more than a sub who bowed out early. We track every invitation on a board with the due date attached, so nothing sits in an inbox unread.

Do You Bid Prevailing Wage and Public Works Projects?

Yes. We are registered with the California Department of Industrial Relations under DIR #2000010117 and bid school, municipal, and agency work at prevailing wage rates with certified payroll filed through eCPR and apprenticeship requirements accounted for in the number.

Prevailing wage pricing is not a residential number with a multiplier on it. Determinations change by craft and by period, apprenticeship ratios affect crew composition, and certified payroll adds administrative time that has to live somewhere in the bid. What Size Projects Do You Take as a Subcontractor?

We bid work from small tenant improvements through mid-size ground-up commercial and multifamily across San Luis Obispo and northern Santa Barbara Counties. We are candid about capacity — if a project is larger than we should take on your schedule, we say so before you build a bid around us.

That honesty matters more than winning a job we would then struggle to staff. Our crews self-perform underground, rough-in, top-out, gas, and medical gas, which means schedule control stays with us rather than depending on a second-tier sub. If your project needs more manpower than we can commit for the duration, we will tell you at invitation rather than at mobilization.

Can You Meet Our Insurance, Bonding, and Prequalification Requirements?

In most cases yes. We carry general liability, commercial auto, and workers' compensation, and we issue additional insured and waiver of subrogation endorsements as a matter of course. Send your prequal package with the invitation and we will return it completed with certificates attached.

If your project requires a payment and performance bond, tell us at invitation so bonding cost is inside the number rather than a change after award.
