Drain Cleaning & Hydro-Jetting — Central Coast

Slow drains, backups, and recurring clogs are a sign something needs attention. MPP clears kitchen drains, bathroom drains, main sewer lines, and commercial grease lines with professional equipment — not store-bought chemicals. If the same drain keeps backing up, the problem may be the sewer lateral rather than a clog. See sewer line repair.

Straight Answers

How do I know if my main sewer line is clogged?

The telltale signs are multiple fixtures backing up at once — especially when a toilet flush makes the shower gurgle — water appearing in floor drains, and sewage odors indoors. A single slow sink is usually a local clog; backups at the lowest drains in the house point to the main line. Call (805) 788-8444 before it becomes an overflow.

We confirm with a camera inspection so you see exactly what's blocking the line — roots, grease, scale, or a belly — before we recommend snaking, jetting, or repair.

Is hydro-jetting safe for older pipes?

Hydro-jetting is safe for pipes in sound condition, but it's not automatic for fragile lines. That's why we camera-inspect first: if the pipe is intact cast iron, ABS, or PVC, jetting at the right pressure restores it to like-new flow. If the pipe is cracked or corroded through, we'll tell you and recommend repair instead.

For older Central Coast homes with original cast iron or clay laterals, the camera inspection comes first — it protects your pipes and your wallet.

Why does my drain keep clogging again after it's been snaked?

Recurring clogs mean the underlying cause wasn't removed — snaking punches a hole through a blockage but leaves grease, scale, and roots attached to the pipe wall, so the clog rebuilds. The fix is hydro-jetting to scour the pipe clean, or camera inspection to find a structural problem like roots at a joint or a sagging section.

If you've paid to snake the same drain twice in a year, ask for a camera inspection. It usually reveals exactly why the clog keeps coming back — and the permanent fix.

FAQ

Common questions

+ What's the difference between snaking and hydro-jetting?

Snaking punches a hole through a clog so water can flow again. Hydro-jetting scours the inside of the pipe wall with high-pressure water, removing grease, scale, and roots completely. For recurring clogs, hydro-jetting solves the problem.

+ Should I run a camera after clearing the drain?

If the line clogged for no obvious reason, yes. A camera shows whether you have root intrusion, a belly, a separated joint, or scale buildup. It turns guessing into a real repair plan.

+ Are chemical drain cleaners bad for my pipes?

Yes — store-bought drain chemicals corrode pipes (especially older galvanized and cast iron), damage fixtures, and rarely solve the actual problem. We don't use them and recommend you don't either.

+ Do you handle commercial grease traps?

Yes — we service restaurant grease lines and traps across the Central Coast on regular schedules to keep you compliant and your kitchen running.

+ What drain cleaning services does Modern Perspective Plumbing offer?

We offer drain snaking, hydro-jetting, and camera inspection for kitchen drains, bathroom drains, floor drains, main sewer lines, and cleanout access points. We serve residential and commercial properties throughout SLO County.

+ When should I call a plumber for a clogged drain instead of using Drano?

Call a plumber if the clog returns within a few weeks, if multiple drains are slow at the same time, if you smell sewer gas, or if water is backing up into other fixtures. Recurring clogs usually mean a deeper blockage that chemical drain cleaners cannot reach.

+ What is hydro-jetting and when is it needed?

Hydro-jetting uses high-pressure water to scour the inside of pipes clean — removing grease buildup, tree roots, mineral scale, and debris that a snake cannot clear. It is typically recommended for commercial kitchens, recurring residential clogs, or main sewer lines with heavy buildup.

+ How much does drain cleaning cost in San Luis Obispo?

Drain cleaning costs vary based on the location of the clog, the method required (snake vs. hydro-jet), and access. We quote before we start — call (805) 788-8444 or contact us for a same-day estimate.
