What's different in Pismo Beach
Salt air corrodes what's exposed on the outside of a home. Exterior water heaters, gas risers and vent caps can fail much sooner here than a few miles inland, so we look at them during any water heater job. We use stainless or brass where it matters and dielectric unions to stop corrosion between different metals. Rental units that sit empty can also end up with water heaters holding stagnant water for weeks.
Signs you need this work

- Water is rusty, brown, or smells metallic
- Popping, rumbling, or banging from the tank
- Water pooling around the base of the tank
- The unit is 8 to 12 years old or older
- Pilot light won't stay lit
What we do

Common questions
+ Does salt air shorten a water heater's life in Pismo Beach?
It's hardest on exterior units and the fittings, gas riser and vent cap around them. Those parts should be chosen for the coast, not just whatever is cheapest.
+ Can you replace a water heater in a rental when I'm out of town?
Yes. We work with property managers and out-of-town owners, work around guest turnovers and send photos. Approvals and payment can be handled remotely.
+ How far away are you?
Our shop is in Grover Beach, about 3 miles and 7 minutes from Pismo Beach.
