Who handles backflow in Pismo Beach and Shell Beach

The City of Pismo Beach supplies water to Pismo Beach and Shell Beach. The City's responsibility ends at the property line, or before the first above-ground isolation valve when that valve sits in the City right-of-way. The backflow assembly and its annual test belong to the property owner.

What Pismo Beach properties need a tested assembly

Pismo's mix is heavy on the commercial side of the list. Restaurants and bars on Price Street and the pier blocks, hotels with pools, spas and laundry, and vacation-rental and condo complexes with dedicated irrigation. Fire sprinkler lines on every larger building. Homes in Shell Beach with irrigation meters or pools can need one too.

How we handle your test

We test each assembly with a calibrated differential gauge: both checks, and on an RP the relief valve. Most single devices take about 30 minutes. For a business, we test before you open or after you close, so the water's never off during your hours. We carry repair kits for the common Watts, Febco, Wilkins and Zurn assemblies, so most failures get repaired and retested in the same visit. You get a copy of the report, and we file the certified copy with the City of Pismo Beach. A passing test that never reaches the district counts as no test.

Pismo Beach notes

Salt air is hard on above-ground brass and bronze. Assemblies near the bluffs and the pier corrode faster, and test cocks and bonnet bolts seize. We check the condition of the body and fittings during the test, not just the pressure readings, and tell you when corrosion means a replacement is coming. For hotels and restaurants we test before check-in rush or before the dinner service.

FAQ

Common questions

+ Can you test before our restaurant opens?

Yes. Early-morning tests are routine for us in Pismo.

+ Does the City own the backflow device in front of my building?

Generally no. The City's side ends at the property line or the first above-ground isolation valve in the right-of-way. The assembly is the owner's to test and maintain.

+ Our device is green and crusty. Is that a problem?

It can be. Salt-air corrosion seizes test cocks and weakens parts. We'll tell you whether it's still serviceable.

What Our Customers Say

I highly recommend Modern Perspective Plumbing! I called, and they were able to send someone to my house in a very short amount of time. Ed was friendly, personable, and easy to work with. He explained everything clearly, did great work, and the pricing was fair. It's so refreshing to find a company that provides excellent customer service and quality work. I wouldn't hesitate to call them again or recommend them to others.

Eddie was able to squeeze me into his schedule fast to help me with a bathroom remodel that I had already started demo on before I called him. When he showed up, he saw my old type M copper coming up from under the slab and advised me to replace that before it failed like half of my neighbors. He re-piped the house and the new bathroom within a couple days. Very clean and professional, highly recommend Eddie and Modern Perspective.

The team at Modern Perspective Plumbing are top of the line. Excellent quality work and even better human beings. Our old water heater was leaking and needed to be replaced. MPP visited same day to check out the situation. Eddie replaced it the very next morning after I finished water damage remediation. They've earned our future business and recommendation. Give 'em a call; they'll take care of you.
