Plumbing in San Luis Obispo — Built for Older Homes

San Luis Obispo was largely built out between the 1940s and 1970s. That means a lot of the homes we work in have galvanized steel supply lines that are 50+ years old, cast iron drain systems that have been collecting scale and grease since before most of our customers were born, and water heaters tucked into closets with single-wall venting that no longer meets code. We know these houses. We've worked in dozens of them across the SLO creeks neighborhoods, the Broad Street corridor, and up into the foothills. If your home was built before 1985, we're the plumbers to call.

What We See in SLO Homes

Older houses, common patterns — here's what we run into most.

Galvanized Supply Lines

Built before 1970, most SLO homes used galvanized steel pipe for water supply. After 50+ years, galvanized corrodes from the inside out — slowly reducing water pressure, discoloring water, and eventually failing. If your water pressure has dropped or your water looks rust-tinged, your galvanized pipe is telling you something. We repipe in PEX or copper and can complete most whole-home repipes in 1–2 days.

Cast Iron Drain Systems

Older SLO homes have cast iron drains under the slab and in the walls. Cast iron lasts a long time, but not forever — after 50+ years it develops scale buildup, cracks, and root intrusion points. We clean, inspect, and where needed replace cast iron drain lines. If you're dealing with recurring slow drains or sewage smell in the house, this is usually why.

Water Heater Venting

Homes built before 1990 often have B-vent or single-wall metal vent configurations that no longer meet current code — especially in closets. When we replace a water heater in an older SLO home, we assess the venting and bring it up to current standards as part of the job. No surprises.

Hard Water & Tankless Descaling

San Luis Obispo has notably hard water. If you have a tankless water heater, it needs an annual descaling flush to remove mineral buildup — especially in older homes where the water has been sitting in galvanized lines before hitting the heater. We service all major tankless brands including Navien and Rinnai.

FAQ

Common questions

+ Do you service all of San Luis Obispo?

Yes — all SLO neighborhoods including the downtown core, Edna Valley, Laguna Lake, Irish Hills, and up into the foothill areas. We also serve the Cal Poly area and surrounding student neighborhoods.

+ My home was built in the 1960s. How do I know if I need a repipe?

The signs are: low water pressure throughout the house (not just one fixture), rust-colored or discolored water, visible corrosion on exposed pipes, or a history of pinhole leaks. If your home has original galvanized pipe from the 1960s, it's likely past its service life. We can do a quick assessment and give you an honest answer.

+ How long does a whole-home repipe take in a typical SLO house?

Most single-family homes can be repiped in 1–2 days. We work efficiently, protect your home, and patch the drywall access points when we're done.

+ Do you offer same-day service in SLO?

For most service calls, yes — we can typically schedule within 1–2 business days and offer same-day when the schedule allows. Call (805) 788-8444 and we'll tell you what's available.
